The Spanish government is moving quickly to introduce new regulations aimed at curbing the surge in seasonal rentals, which have proliferated following the implementation of the country's new Housing Law.
The Costa del Sol dominates the latest Idealista property portal ranking for Q2 2023, securing ten spots within the top 100 most coveted rental destinations in Spain. In Malaga province, the sought-after rental hotspots include Fuengirola (9th overall), Torremolinos (12th), Malaga city (17th), and Benalmádena (23rd), along with Mijas, Rincón de la Victoria, Torrox, Estepona, Marbella, and Benahavís.
This report highlights the Costa del Sol's desirability and high rental costs, particularly in Benahavís and Marbella, where prices exceed 3,000 euros per month. Estepona also sees rentals surpassing 2,700 euros per month.
Interestingly, the study reveals that the outskirts of Madrid and Barcelona have become Spain's most sought-after rental areas. Santa Coloma de Gramenet, in the Barcelona metropolitan area, leads the list with an average monthly rental price of 842 euros. Notably, 30% of the 100 municipalities analysed offer rents exceeding 1,000 euros per month, with half of the highest-demand areas featuring properties costing over 900 euros per month.
As the summer season approaches, the Costa del Sol continues to be a top rental destination, with prices soaring above 3,000 euros per month. Benahavís takes the lead in rental prices at 3,286 euros per month, followed by Calvià in the Balearic Islands (3,232 euros per month), and Marbella (3,159 euros) and Estepona (2,710 euros per month) in third and fourth place, respectively.
Other sought-after locations include Sotogrande (2,665 euros/month), Castelldefels (2,489 euros/month), Sant Cugat del Vallès (1,940 euros), Altea (1,884 euros), Llucmajor (1,873 euros), Mijas (1,777 euros), Adeje (1,736 euros), and Sitges (1,725 euros).
